Get More Self-Storage Jobs
Self-storage contractors win more work when they’re easy to find and easy to trust. This guide covers Google Business Profile and Bing Places setup, reviews, social platforms (including short-form video), partnerships, and a simple 7-day plan to generate better local leads.
Turn One Service Call Into Three
Bundling related repairs into a single service call can turn small jobs into profitable, well-planned projects. In this article, we show self-storage and commercial door contractors how to use "while we’re here" bundles-springs, seals, latches, and more-to increase revenue per visit, make better use of mobilization time, and deliver real savings and value to facility owners.
Spraying Technique for Roll-Up Doors
This outlines one experienced painter’s method for spraying self-storage roll-up doors. There are many ways to do the job, but this is a solid approach—especially for skilled painters who haven’t worked extensively on corrugated roll-up doors with silicone-modified polyester (SMP) or Kynar coil-coated surfaces, which are notoriously difficult to paint. The technique helps avoid many common problems and is efficient. It’s worth reviewing whether you’re just getting started or already seasoned; even experienced painters may pick up a tip or two. This method works well with three or four doors at a time. Start by applying a tack coat, working up the door and focusing on the bottom of each rib. By the time you reach the third or fourth door—whichever point allows the first door to tack up (tacky to the touch but no paint smears on your fingers)—you return to the first door and begin a top-down pass, focusing on the top of each rib. When executed properly, this approach ensures the top, bottom, and face of each rib are fully painted. It’s a fast, efficient method that reduces the risk of under- or over-painted areas, drips and sags, and excessive passes or angle changes just to cover the face. A Smart Investment for Professionals and Facility Owners
Self-storage facility doors often come with durable Silicone Modified Polyester (SMP) coatings, designed to last up to 20 years. However, many owners wait until these coatings visibly degrade—sometimes severely—before addressing maintenance. This reactive approach leads to costly repainting, diminished curb appeal, and, in extreme cases, compromises the integrity of the finish, and possibly the door itself. As a professional paint contractor, you can change this narrative and benefit from the opportunity.
Simple Tape & Cross Hatch Adhesion Testing
Adhesion testing is essential before painting surfaces like self-storage roll-up doors to ensure coating integrity. This article covers two quick methods: the Simple Tape Test and the Cross Hatch Adhesion Test. These tests assess paint adherence, identifying potential issues with paint bonding. Results can be compared to ASTM standards for evaluating adhesion quality, ensuring a durable finish.
